一名年輕的銀行家從昏迷中醒來，發現自己被關在一間疑似金庫的房間，除了身旁上了鎖的鐵櫃、長蛆的老鼠屍體，眼前還有一道堅不可摧的鋼鐵大門。搞不清楚為什麼會身在此處的他，意外發現藏起來的鐵櫃鑰匙，而當鐵櫃被打開的那一刻，他意識到自己正身陷一場與時間賽跑的逃脫遊戲。

所谓凶宅，就是里面曾经有人横死过的房子。传说这样死去的人因为阳寿并没有过完，所以会死得很不甘心。而“凶宅先生”江烁就是通过低价购入凶宅，然后将凶宅进行驱邪辟秽，转手在把房子高价卖出。 这天，江烁不听同伴秦一恒的劝阻，执意买下一栋异常便宜的小洋楼，误打误撞发现凶宅中藏着一个神秘墓室，并在其中遇到一个“女小鬼”。于是开始发生各种离奇的凶杀、阴邪、诡异事件....
